The triangular plot is the result of subdividing a part of the Nova Fazenda club, which gives the residential development its name. The club will continue to operate on the remaining part of the lot and will be renovated as compensation for the land division.

The development consists of a base for garages, services, common areas, and leisure facilities, with 192 two- and three-bedroom units distributed in two 12-story towers.

The first design intention was to bring some greenery to an area that desperately needs green spaces. In addition to the internal areas of the condominium, we proposed planting trees on the streets immediately surrounding the property. We believe that this measure will naturally inspire the greening of other streets in the municipality and benefit everyone.

São João de Meriti, like most municipalities in the metropolitan region of Rio de Janeiro, has a highly built-up urban landscape but with low-rise buildings, on average three to four stories. This configuration makes the new building stand out as a landmark in the landscape of the Baixada Fluminense.

The Client already had a project with the typology of two towers over a base and hired us to develop the facades. During the studies (we usually experiment with different solutions until we reach the final result), we proposed some changes to the internal layout of the apartment towers. We managed to simplify the structural system using an orthogonal and modular grid. This way, in addition to optimizing construction, we made the unit layouts simpler and more functional, without diagonal walls, segmented environments, or rooms smaller than what the legislation allows. All units will have suites, unlike the original design.

We concluded with the client that it would be interesting to rethink the base floors as well. With the new garage layout, we were able to increase the number of parking spaces and reduce the parking area. The PUC, which was previously a shared floor between vehicle storage and the leisure area (a pool squeezed by cars), thanks to the optimization of the garages, we were able to "hide" the vehicles in the covered part of the floor under the towers and dedicate the entire uncovered area solely to leisure. Residents of the units facing the internal part of the condominium will have a pleasant view of the trees and gardens of the PUC, without cars. We were even able to create a small grove between the pool and the gourmet space. This solution also helps to improve the microclimate as it reduces the radiation reflected by cars and garage floors.

The Client was so satisfied with our work that they invited us to design the sales stand and the decorated apartment as well.
